What does it cost, and what is included?
TM Architectural Designs Ltd works to fixed fees: structural calculations from £550, planning drawings from £1,100, a full package at £1,650, and new build packages from £2,200. The price is confirmed in writing before work begins and includes the revisions needed to reach sign-off.
| Service | Fixed fee | Typical use case | Delivery |
|---|---|---|---|
| Structural calculations | From £550 | Load-bearing wall removal, chimney breast removal, beam sizing | 2 weeks |
| Planning drawings | From £1,100 | Extensions, loft conversions, planning applications | 2 weeks |
| Full package | £1,650 | Planning + structural + building regulations combined | 2 weeks |
| New build package | From £2,200 | Complete architectural package for a new dwelling | 2 weeks |
Local authority planning application fees and building control charges are paid directly to your council and sit outside our fee.
If you are changing the footprint or external appearance, you need planning drawings. If you are removing structure or inserting a beam, you need structural calculations. Most extension and loft projects need both, which is what the £1,650 full package covers.
| If your project involves… | You need | Fixed fee |
|---|---|---|
| Changing footprint, roofline or elevations | Planning drawings | From £1,100 |
| Removing a load-bearing wall or chimney breast | Structural calculations | From £550 |
| An extension or loft conversion (both of the above) | Full package | £1,650 |
| Building a new dwelling from scratch | New build package | From £2,200 |
No. The quoted fee is fixed and revisions are included. The only additional costs are your local authority’s own planning application fee and building control charge, which are payable directly to the council.
How long does it take to get drawings?
Standard projects are delivered within two weeks of us receiving your measurements. Where a project is unusually complex we confirm a longer timescale at quotation stage rather than allowing a deadline to slip.
| Stage | What happens | Typical duration |
|---|---|---|
| 1. Enquiry & quote | You send project details; we confirm a fixed fee | Within 24 hours |
| 2. Measurement | You capture dimensions via the TM Measure app, estate plans or existing drawings | Your own timing |
| 3. Drawing production | Drawings and calculations produced and coordinated | Within 2 weeks |
| 4. Review & revisions | You review online; we refine until approved | Included in fee |
| 5. Issue | Final PDFs issued for planning or building control submission | Same day as sign-off |
The delay in conventional practice is usually scheduling — arranging site visits, travel and appointments. Because our survey stage is carried out remotely using client-captured measurements and 3D room scanning, that stage is removed entirely, typically saving around eight weeks and £2,000–£4,000.
How do you produce accurate drawings without a site visit?
We work from dimensional data you capture yourself. The TM Measure app uses your device camera and, on supported iPhones and iPads, LiDAR-assisted scanning to record room dimensions; you can alternatively supply existing estate plans or previous architectural drawings. This remote method underpins a 98% first-time approval rate across more than 150 completed projects.
Scan processing happens on your own device. Raw camera frames and LiDAR point clouds are never uploaded — only the final numeric dimensions and any reference photographs you choose to attach are sent to us.
Room dimensions (width, length and height), photographs of the relevant elevations, and any drawings you already hold for the property. If you are unsure, contact us before committing — we confirm exactly what is required at quotation stage.
| Input method | Best for | Notes |
|---|---|---|
| TM Measure app (3D room scanning) | Most residential projects | LiDAR-assisted on supported devices; processed on-device |
| Existing estate agent plans | Recently marketed properties | Useful as a cross-check against measured dimensions |
| Previous architectural drawings | Properties with earlier applications | Fastest route where drawings are to scale |
| Manual measurements | Any property | Provided in metric or imperial |
Yes. Drawings are produced to meet local authority planning requirements and the Building Regulations, with structural calculations prepared to Eurocode and British Standard methods and signed by a qualified engineer. The difference is delivery method, not technical standard.
Do I need planning permission or building regulations approval?
Planning permission governs whether a change to a property is acceptable in principle — its size, siting and appearance. Building regulations govern whether the works are structurally sound and safely constructed. They are separate consents and many projects require both.
| Planning permission | Building regulations | |
|---|---|---|
| Question answered | Should this be built here? | Is it built safely and correctly? |
| Assessed by | Local planning authority | Building control body |
| Covers | Size, siting, appearance, neighbour impact | Structure, fire safety, insulation, ventilation, drainage |
| Often not required for | Works within permitted development limits | Purely cosmetic works |
| Evidence on completion | Decision notice | Completion certificate |
Single-storey rear extensions, many loft conversions and modest outbuildings often fall within permitted development, subject to strict size and height limits. Side extensions, two-storey extensions and works to flats generally require a full planning application. Conservation area status, listed building status and Article 4 directions all reduce or remove permitted development rights.
| Project type | Usual route | Key qualifier |
|---|---|---|
| Single-storey rear extension | Often permitted development | Subject to depth, height and boundary limits |
| Side extension | Full planning application | Rarely permitted development |
| Two-storey extension | Full planning application | — |
| Loft conversion (no roofline change) | Often permitted development | Subject to volume limits |
| Dormer loft conversion | Depends on scale and location | Rear dormers subject to volume limits |
| Mansard loft conversion | Full planning application | Substantial roofline alteration |
| Flats and maisonettes | Full planning application | Permitted development rights generally do not apply |
This is general guidance for UK homeowners rather than a formal determination. We confirm the correct route for your specific address and property type as part of the free quotation. Read the detailed guide: Do I need planning permission?
Yes. Calculations are prepared to Eurocode and British Standard methods, signed by a qualified engineer and presented in a form building control can check, with each limit-state check — bending, shear, deflection, buckling and bearing — shown in full.
Which areas of the UK do you cover?
Yes. TM Architectural Designs Ltd operates UK-wide, with a concentration of residential work across Surrey, South London and Suffolk. Because the service is delivered entirely online, location affects neither our fee nor our two-week turnaround.
Surrey
Serving homeowners across Surrey, including the Elmbridge, Guildford, Woking, Waverley, Runnymede, Reigate & Banstead and Mole Valley authority areas.
London
South London and the wider capital, including Lambeth, Wandsworth, Merton, Croydon, Richmond upon Thames and Kingston upon Thames.
Suffolk
Projects across East and West Suffolk, including Ipswich and surrounding rural parishes.
Rest of the UK
Remote delivery means we accept residential projects nationwide at the same fixed fees.
Each local planning authority applies its own validation requirements and supplementary planning guidance. Drawings are prepared to the submission standards of the authority receiving the application.
Residential work throughout: single and double-storey extensions, side returns and wrap-arounds, loft conversions of all five types, garage conversions, structural alterations and new build dwellings.
Examples of completed drawing sets are shown in our project gallery and portfolio.
How does the online process work?
Four stages: you send project details and receive a fixed quotation; you capture measurements; we produce and coordinate the drawings; you review online and we issue the final PDFs. The whole process is remote and typically completes within two weeks of measurement.
As final PDFs by email, formatted to the submission standards of your local planning authority or building control body, and suitable for issuing to builders for pricing.
Send your project details through the enquiry form or email inquiries@tmdesignsltd.com. Quotations are free, issued within 24 hours, and carry no obligation.
