Do you need building regulations approval?
Almost certainly. Building regulations apply to nearly all building work regardless of whether planning permission is needed — extensions, loft and garage conversions, structural alterations and most new drainage.
Permitted development removes the need for planning permission, not for building control. The two are separate approvals from separate departments, and most extension projects need both.

Building regulations approval settles how it is actually constructed — the foundations, the wall build-up, the insulation, the drainage and the structure holding it all up. They are separate approvals, and most extension projects need both.
A building regulations package is a technical drawing set, annotated so that a building control inspector can check compliance without raising queries and so that your builder can price and build from it without guessing. Everything below is included in the fixed fee.
Construction Sections
A cut section through the new work showing foundation depth, cavity wall build-up, floor and roof construction, insulation positions and damp-proofing, fully annotated.
Foundations & Substructure
Strip or trench-fill foundation design, depth to suitable bearing, proximity to trees and drains, and the substructure build-up up to damp-proof course level.
Insulation & U-Values
Wall, floor and roof build-ups with insulation types and thicknesses specified to meet the current Part L targets for an extension.
Drainage Layouts
Foul and surface water runs, gradients, inspection chambers and connection to the existing system, set out to satisfy Part H.
Joist & Roof Layouts
Floor joist directions, spans and centres, roof structure, trimming around openings and the restraint strapping required.
Structural Details
Beam and lintel sizes, padstones and bearings, taken straight from the structural calculations so the drawings and the maths agree.

A drawing set that references the right parts, in the detail an inspector expects, is approved first time. One that does not comes back with a list of queries and weeks of delay.

Full Plans or Building Notice?
There are two ways to get building regulations approval, and which you choose affects how much risk you carry.
A full plans application submits the drawings in advance. Building control checks them and issues an approval before a brick is laid. If something does not comply you find out on paper, not after it has been built. This is the route we recommend, and the route our drawing packages are prepared for.
A building notice skips the drawing check and relies on site inspections as the work proceeds. It is quicker to start, but anything the inspector disagrees with gets corrected on site at your expense. For anything beyond the simplest job, the saving is usually false economy.
Either way, your builder needs a technical set to build from. The drawings are not really optional — the only question is whether they are checked before the work or argued about during it.
Building Regulations Drawings — From £2,100
£2,100 covers the full building control drawing set including structural calculations. Most extension projects also need planning drawings, so the Full Package at £2,300 — planning, building regs and structural combined — is the usual choice and costs little more than the building regs set alone.

How much do building regulations drawings cost?
Ours are a fixed £2,100, including the structural calculations. A traditional architect will typically charge £2,500 to £4,000 for the same package and take considerably longer. If you also need planning drawings, the Full Package at £2,300 combines all three and is the option most extension clients take.
What is the difference between planning drawings and building regulations drawings?
Planning drawings show what the building will look like and are assessed by the planning department on appearance, scale and impact on neighbours. Building regulations drawings show how it is built — foundations, insulation, drainage, structure — and are assessed by building control on safety and performance. They are different approvals, from different departments, and most extensions need both.
Do I need building regulations approval for an extension?

Do you need to visit my property?
No. We work entirely online across the UK. You capture the measurements using our app or supply existing plans, and we prepare the drawings from what you send. There is no site visit to arrange and no travel cost in the fee.
Can you do building regulations drawings if someone else did the planning drawings?
